What No Interim Occupancy Fee Means to You!

In most cases, when you move into your new condominium townhome, the Condominium Corporation is not yet registered. The period of time between your move-in date and registration is called the Interim Occupancy Period. During this period, you will pay an Interim Occupancy Fee to the builder. This monthly fee is interest on the money still owing to the builder until the condominium registers.

This amount can be as low as $1,200 or as high as $1,600 per month depending on the value of your mortgage.

Maintenance Fees:

Includes:

• The cost of electricity and maintenance for the street lights.

Site Services:

• Regular landscape services including lawn and bed maintenance, weed control and fertilizer applications.
• Snow clearing services on common element areas excluding driveways and walkways.
• The cost of water to operate irrigation system.
• Parking control expenses.

General Repair and Maintenance:

• Various maintenance services such as servicing the fire hydrants and catch basins.
• Miscellaneous repairs to common elements including eavestroughts, fencing, touchup painting, minor repairs that may be required.

Administration:

• Administration covers the property management to maintain the Corporation records, maintain and repair of the common elements, enforce the Corporation rules and by-laws and address resident concerns.
• The cost of insurance; legal and audit fees; and miscellaneous printing and stationery supplies.

Reserve Fund:

• A reserve fund covers the repairs and maintenance of the major components of the Corporation.
