We have 2 property management services to choose from: Express and Gold level services.  Below is a description and cost of each.

Express Level Property Management Service
Our Express service to real estate investors is finding and qualifying prospective tenants to rent and take care of their investment property.  We will present the landlord(s) with a list of potential tenants for their review and consideration.  Each application will include at the minimum:

• A full and complete rental application detailing the renters information
• An up-to-date credit report
• A Job letter with confirmation of employment status and income level
• Reference Check 

After reviewing all potential rental applications the landlord will have the final decision on which applicant to choose.  We will then prepare a lease agreement detailing both the tenants and landlords responsibilities, the terms, conditions and clauses of the lease agreement.  Upon full acceptance and execution of a lease agreement we will collect a minimum deposit of first and last months rent plus 10 post dated cheques covering monthly rents.  As a bonus to our service we will prepare a written document outlining the number of keys, pass cards, fobs garage door openers and mail box key given and recieved to tenants plus the process of returning them to the landlord at the end of tenancy.

Our Fee for the Express level service is 1 months rent.

Gold Level Property Management Service

For those investors who are busy and cannot be bothered with the daily details of maintaining and repairing their investment property we offer our Gold level service.  The Gold level service includes the above express level service plus being the contact between the tenant and the landlord.  We will answer and deal with any maintenance and repair issues regarding the unit.  Should there be any issues with the property the tenant or landlord will call us we will investigate and resolve the issue. 

Our Fee for the Express Gold Level service is $150 / month.  There is a 6 months minimum.
